Investment & Transparency
Openness about your budget allows us to align architectural decisions with financial realities from the first sketch. This transparency ensures the home we fall in love with on paper is the one that can be built with total confidence.
Allowances are based on real data from previous Frazier Homes projects and current market pricing. After pricing the structural "sticks and bricks," the remaining budget is allocated to your selections, ensuring each category is realistic and competitive.
Allowances are your designated spending limits for finishes such as flooring, lighting, cabinetry, and plumbing fixtures. You are free to upgrade beyond these limits, with any overages reflected clearly in the total contract cost.
We review pricing summaries with you to maintain transparency, though we do not share direct vendor quotes. These are protected under confidential vendor agreements that allow us to maintain competitive trade pricing for our clients.
Our margin covers essential services including coordination, management, insurance, and warranty protection for every item installed. When project value increases, so does our administrative responsibility and liability, requiring a corresponding margin to ensure quality oversight.
If a budget needs adjustment, we typically re-evaluate allowances first. This may involve simplifying finishes or reprioritizing selections to ensure the project remains on track without compromising structural integrity.
Your specification document is the definitive roadmap for your build, outlining every material, finish, and scope detail. Regular review prevents misunderstandings and ensures every team member remains aligned with your expectations.

The Building Journey
The timeline officially begins once the footers are poured, marking the transition from site preparation to active construction.
Several critical steps must be finalized first, including permit approvals, site engineering, and the finalization of all exterior selections. Ensuring these details are settled before breaking ground prevents costly delays once construction is underway.
Visible progress is only one part of the build; behind the scenes, we are managing inspections, material logistics, and specialized trade coordination. Even when the site appears quiet, active management is moving your project forward accurately and safely.
Weather can impact excavation, foundation work, and exterior phases. While we build flexibility into our schedules, we will never sacrifice quality or safety for the sake of a deadline.
Change orders are a normal part of the custom process. We confirm the feasibility of your request and provide a formal update on cost and schedule impacts for your approval before work continues.
We aim for your target move-in date, provided selection deadlines are met and weather remains favorable. Please note that change orders or delayed approvals are the primary factors that can shift a completion date.

We build fully custom residences—not templates—led by an architecture-first philosophy. Our process focuses on extreme transparency, precision craftsmanship, and a commitment to long-term livability.
We ask that you utilize our approved selection process and direct all communication through your Frazier Homes Construction Manager. This structure ensures quality control, warranty protection, and smooth coordination across all trades.
To guarantee the integrity and warranty of the build, we work exclusively with our vetted trade partners. Outside materials or vendors can disrupt timing, create liability gaps, and void existing warranties.
Our partners are contracted for specific, documented tasks. Any additional work must be handled through a formal change order to ensure it is documented, insured, and executed to our standards.
After one year, we conduct a comprehensive review of your home’s performance. This allows us to address any minor "settling" adjustments or touch-ups, ensuring your home meets our standards long after move-in.
