Construction Manager Job Description

Lead Luxury Custom Homes From Planning Through Completion

Frazier Homes is a luxury custom home builder serving Greater Cincinnati and Northern Kentucky, known for thoughtful architecture, exceptional craftsmanship, and a highly personalized client experience.

We are seeking an experienced Construction Manager with custom residential construction experience to oversee large-scale residential new construction projects from pre-construction through final completion and closeout.

This is a proactive project leadership role—not reactive field supervision. The Construction Manager is expected to maintain command of each project by anticipating needs, managing schedules, coordinating trades and vendors, protecting quality, and addressing potential issues before they affect the project.

Success in this role is measured by the ability to manage Time, Scope, Budget, and Quality while delivering the level of client experience expected from Frazier Homes.

What you'll lead

Own and maintain project schedules, anticipate dependencies, confirm labor and materials, and keep each phase moving forward.

Project Planning & Scheduling

Understand drawings, specifications, selections, and field conditions while inspecting work and maintaining Frazier Homes’ quality standards.

Construction & Quality Control

Coordinate subcontractors and vendors, communicate expectations clearly, confirm readiness, and hold partners accountable for commitments.

Trade & Vendor Coordination

Maintain accurate project records, document decisions and field conditions, raise concerns early, and ensure outstanding issues are followed through to resolution.

Communication & Documentation

  • Respond to questions and requests in a timely manner.

  • Take detailed notes during meetings and conversations.

  • Document decisions and commitments.

  • Provide complete information rather than partial updates.

  • Raise concerns early.

  • Clearly identify responsibility for each next step.

  • Follow up until outstanding matters are resolved.

  • Maintain accurate Buildertrend daily logs.

  • Upload sufficient photographs to document progress and field conditions.

  • Ensure important project information is appropriately documented rather than existing only in verbal conversations or text messages.

Communication & Documentation

  • Review the applicable quality control checklist before each phase begins.

  • Inspect work during installation and upon completion.

  • Verify dimensions, layouts, elevations, locations, finishes, and other critical details before work becomes difficult or costly to correct.

  • Document deficiencies and communicate corrections.

  • Follow up to verify corrective work has been completed.

  • Prevent subsequent trades from covering or building over unacceptable work.

  • Perform routine whole-house quality walks.

  • Maintain clean and safe jobsites.

  • Prepare projects for internal quality inspections and homeowner walkthroughs.

Quality Control

  • Develop and maintain an accurate project schedule in Buildertrend.

  • Review the schedule daily.

  • Maintain appropriate look-ahead planning.

  • Confirm subcontractors and vendors sufficiently in advance.

  • Verify labor, materials, selections, approvals, inspections, and preceding work before scheduled activities.

  • Understand dependencies between trades.

  • Immediately address activities that fall behind schedule.

  • Reschedule and resequence work when necessary.

  • Communicate schedule changes to affected parties.

  • Document delays and their causes.

  • Develop recovery plans when milestones are missed.

  • Hold subcontractors and vendors accountable for agreed-upon commitments.

Scheduling & Buildertrend

Trade & Vendor Management

  • Clearly communicate scope and schedule expectations.

  • Confirm scheduled work in advance.

  • Verify subcontractors have current plans and information.

  • Confirm required materials are available.

  • Coordinate trade sequencing.

  • Address performance or quality issues promptly.

  • Document commitments and follow-up items.

  • Hold subcontractors accountable for completion dates.

  • Develop strong working relationships while maintaining appropriate accountability.

  • Communicate upcoming project needs early enough for vendors and trades to plan appropriately.

  • Maintain a clear understanding of what is happening on the project today and what must happen next.

  • Confirm materials, selections, approvals, labor, inspections, and preceding work are ready before scheduling upcoming activities.

  • Identify risks that could affect schedule, scope, budget, or quality.

  • Anticipate problems before they reach the jobsite.

  • Identify upcoming decisions and deadlines early enough to prevent delays.

  • Develop solutions rather than simply reporting problems.

  • Escalate issues promptly when additional authority or resources are required.

  • Follow issues through resolution.

  • Maintain a rolling look-ahead of upcoming activities and dependencies.

  • Continually ask, “What could prevent the next phase from happening as scheduled?” and address those items in advance.

Plans, Scope & Field Coordination

Project Leadership & Look-Ahead Planning

  • Study architectural and construction drawings.

  • Review electrical, plumbing, HVAC, structural, cabinetry, flooring, tile, millwork, and other applicable plans.

  • Understand specifications and homeowner selections.

  • Review approved change orders.

  • Understand each subcontractor’s contracted scope before work begins.

  • Identify inconsistencies between plans, specifications, selections, field conditions, and purchase orders.

  • Clarify discrepancies before installation whenever possible.

  • Verify dimensions and critical field conditions.

  • Ensure subcontractors understand their scope before beginning work.

Responsibilities

The Leadership Standard

The Frazier Homes Construction Manager is expected to ensure that every necessary task is identified, assigned, communicated, scheduled, verified, documented, and completed.

A Consistent Sense of Urgency

When an issue is identified, the Construction Manager is expected to understand the problem, evaluate its effect on time, scope, budget, and quality, identify solutions, engage the appropriate parties, communicate and document the decision, and follow through until the issue is fully resolved.
